We are based in Eaton, on County Road 450 East, and the pattern on houses across Delaware County is the same almost every time. The north side of the house, the wall shaded by a big tree and anything near standing water carry a green or black shading that the rest of the house does not. That shading is algae, mildew and other organic growth that has taken hold in the texture of the siding. It is not road dust, and it comes back faster every year it is left alone.

A garden hose rinses the surface and leaves the growth behind. A house wash lifts it chemically, so the siding is clean rather than merely wet. Why we do not pressure wash siding

Vinyl laps are designed to shed water running down them. A pressure wand aimed upward drives water behind the lap and into the wall, and on older siding it will chalk, crack or unseat a panel outright. Cedar loses fiber. Stucco loses surface. That is why every house we wash is a soft wash: a cleaning solution applied at low pressure, left to work on the growth, then rinsed off with water under 500 PSI. The detergent does the cleaning. The house comes out clean and nothing on it moved.

Concrete is the one surface around a home where high pressure genuinely belongs, and even there we use a rotary surface cleaner rather than a wand, so the drive comes out even instead of striped.

What a house wash covers

Vinyl, aluminum, brick, stucco and cedar all get the same approach. We wash the siding, and we wash the parts people forget:

• Soffits and fascia, where mildew sits in the shade of the roofline
• The outside faces of the gutters, which turn black long before the siding does
• Shutters and downspouts
• Exterior light fixtures

A house with clean walls and black gutter faces still looks dirty from the street, which is why the gutter faces are part of the job rather than an extra.

How often an Eaton home needs it
